4000-4000 Blk of 1st St SE: – 24 total units across two buildings (12 units in each building) 4020 1st St SE has 3 remaining market tenants, with 9 vacancies. All other units are vacant, and have been gutted. 4020 has an approved plan set and building permit at DCRA, payment just needs to be made for release. All units to be renovated to three bedrooms. 4022 1st St SE has 6 remaining market tenants, with 6 vacancies. This building mirrors 4020, and we would have used the same floor plan/layout for them. All units were to be renovated into three bedrooms. Overall price is $13,000,000 for all properties. 76 total units (80 including the 4 extra units on the C of O for Ridge).
